General Contracting (Design - Build)
When an owner holds a single contract with the GC for the design and construction of their project
Design - Build is KILLIAN’s preferred project delivery method. This method allows for maximum collaboration between the contractor and design team which reduces the overall cost and schedule of a project. During this method, KILLIAN selects and manages the necessary design and construction personnel who work in a collaborative environment to complete their tasks at the same time. This process minimizes the owner’s risk and reduces the project delivery schedule by overlapping the design phase and construction phase. Unlike a more conventional project delivery method, Change Orders are less frequent because there is a deeper understanding of the project goals and objectives. Also, if there is a dispute between design and construction personnel, the owner is not the resolution agent.
General Contracting (Bid - Build)
When an owner already has the necessary drawings for their project and is in search of a qualified GC
Bid - Build is the most popular project delivery method because of its familiar process and defined roles/responsibilities for each party. If invited to bid on a project, KILLIAN distributes the provided construction documents to their pool of prequalified subcontractors with the goal of establishing a competitive Lump-Sum cost. In addition to providing the project cost per the drawings, KILLIAN typically provides alternate pricing with suggested cost-saving avenues. This process usually takes around 2-4 weeks depending on the project scope.
