Office Manager
Office managers are responsible for keeping an office running smoothly and overseeing administrative operations. The job can vary in duties and responsibilities, from reception, copy editing and support, to handling a specific type of paperwork or filing for a specific project.
Job Requirements:
Experience in construction office administration
Excellent computer skills, including a high degree of proficiency in Microsoft Word, Excel, Outlook, and QuickBooks
Detail-oriented
Job Responsibilities:
Assist in the monthly billing process
Maintain updated subcontractor, vendor, and customer records
Oversee general office operation
Greet visitors, answer a high-volume of incoming phone calls, and deliver world-class service to our customers
Coordinate appointments and meetings and managing staff calendars and schedules
Purchase office supplies and equipment and maintaining proper stock levels
Estimator
Estimators accurately estimate the cost, time, materials, labor, and equipment required for a project. They perform cost analyses, determine the duration of a project, select vendors and subcontractors, and ensure that resources are managed and deadlines are met.
Job Requirements:
Exceptional time management, multitasking, and negotiating skills.
Well-versed in construction estimating software
Must have a proven track record in construction estimating
Job Responsibilities:
Closely collaborate with other project teams and stakeholders
Write proposals and give presentations
Determining the total cost of materials, equipment, utilities, and labor for construction projects
Research construction documents and analyze specifications
Prepare estimates to meet project goals, such as setting work hours, sequencing tasks, obtaining materials, and securing the best deals with vendors and subcontractors
Project Manager
Project managers work closely with superintendents to ensure budgets and schedules are on track. Oftentimes, they are the primary communication vessel between the General Contractor and the Owner or Owner’s rep. Managing the Owner’s expectations is their main objective. Although a project manager typically isn’t required to perform the hands-on tasks involved with a job, he or she must possess some degree of knowledge with regards to the various aspects of the work being performed.
Job Requirements:
Must be able to lead project teams of various sizes and see them through to completion
Must have a proven track record in project management
Job Responsibilities:
Assist the estimating department in the development of a project’s budget
Scheduling
Subcontractor and Vendor procurement
Work closely with the project team to solve problems and manage owner expectations
Oversee project closeout
Superintendent
Superintendents oversee all work on the job site and ensure the project is safe, on schedule, and per the drawings. They have a deep understanding of the drawings, specifications, and goals of the project. Typically, Superintendents have a high motivational and communication skill set because they are constantly working with subcontractors to solve problems and answer questions.
Job Requirements:
Able to interpret and build according to the drawings, specifications, and other construction documents
Excellent communication and organizational skills
Proficient in scheduling
Proven track record in job site supervision
Job Responsibilities:
Responsible for all activity on the job site
Ensure project safety compliance and cleanliness
Place orders for materials and equipment
Work closely with subcontractors
Coordinate inspections
Review and become familiar with the project schedule and budget
Quality control
Answer questions and solve problems
Maintain Daily Reports and other field records
Foreman
Foreman is a step below the Superintendent on a KILLIAN job site. They organize and execute the necessary work activities laid out by the Superintendent. Foremen work closely with subcontractors and laborers.
Job Requirements:
Construction field experience
Exhibit leadership traits
Must be able to perform physical labor and other strenuous tasks in all weather conditions
Job Responsibilities:
Conduct Pre-Task meetings with laborers
Ensure the job site is clean and free of safety hazards
Organize and carry out activities laid out by the Superintendent
Train laborers
Laborer
Laborers are the backbone of the job site and play a major role in the success of every project. These men and women exemplify a “get it done” mentality by performing the tasks that no one else wants to do. Typically, applicants who have little to no construction experience start in this position. This is important because, in order to truly understand what all goes into a construction project, you need to form a solid foundation.
Job Requirements:
Must be on time and reliable
Must be able to perform physical labor and other strenuous tasks in all weather conditions
Job Site Responsibilities:
Site cleanup
Load and unload material
Operate basic construction tools and machinery
